Defective Eaves Felt

Since the introduction of under Slating/Tiling Roofing Felt, a most common material to be used

on domestic roof application has been Bituminous Felt. One of the drawbacks of such material

is, weather conditions (cold and warm) can have the ability to cause deterioration, most especially

in the eaves area.

When deterioration of an under Slating/Tiling Felt occurs, this can render a Property vulnerable

in many ways.

 

Common problems caused by deterioration of under felt……….

  • Roof (wood) Structures to include Wall Plates, Fascia, Soffit and Bargeboard can suffer
    from Wet Rot.
  • Loft Insulation can become damaged due to water penetration.
  • Internal Ceilings and Walls can become damaged due to water penetration.
  • Internal Decoration works can become damaged due to water penetration.
  • External Brick built walls can suffer from Efflorescence due to water penetration (Efflorescence is a crystalline deposit of salts which leach from the surface as soluble calcium hydroxides and within a short period of time will combine with the atmospheric carbon dioxide to form insoluble calcium carbonates, usually white in colour)
  • External Brick built walls can suffer from Spalling due to water penetration. (Spall are flakes of a material that are broken off a larger solid body and can be produced by a variety of mechanisms, including as a result of projectile impact, corrosion or weathering)
  • External Rendering, Dashing, Stone Chipping and Cladding can suffer from de-bonding due to water penetration.

                                                                

 

The Remedial Process

 

In order to repair defective bituminous eaves (under slating/tiling) felt the following process must be deployed .......

  • To install External Temporary Support Structure (Scaffold) in order to facilitate works.
  • To removal of roof covering at approx. 1 metre height (extending from gutter level and upward into roof.
  • To removal of wood batten/defective roofing felt to exposed area.
  • To install breathable membrane/wood batten to exposed area.
  • To install roof covering to exposed area
  • To dismantle External Temporary Support Structure.
  • To clean worksite, to removal and disposal of debris.
